Check the ground and the gutters
From the ground, look for:
Shingle granules collecting by downspouts
Pieces of shingles or flashing in the yard
Sagging or overflowing gutters during rain
In commercial buildings, walk the perimeter and note any staining on walls near roof lines.
Look up from the street or parking lot
From a safe distance, ask:
Do any shingles look lifted, curled, or missing?
Are there dips or waves in the roof line?
Are flashing areas (chimneys, vents, walls) clean and tight?
For flat or low-slope roofs, ponding water that lingers for days is a warning sign.
Watch the ceilings inside
Inside, keep an eye on:
Stains on ceilings or high on walls
Peeling paint or bubbling texture
Musty smells in upper floors or attic spaces
These often show up before a full drip or visible leak.
